Intelligent planning requires TRUE community consultation, consideration of the WHOLE picture and deep insight into human behaviour, rather than the application of experimental 'economic concepts' and 'untested utopian ideas'.
'Economics' can be good... but should not be used to 're-design' OUR suburbs!
'Utopia' can be good too... but we do not live in a Utopian world!
Planning using experimental 'economic concepts' is increasingly being recognised as fundamentally flawed.
Planning for PEOPLE is ultimately more important than planning for some misguided 'profitable economic outcome'!
